Other assistance worth checking
Keystart Shared Ownership, Aboriginal Home Loans and Access Home Loans have product, property and personal criteria. Urban Connect targets eligible apartments/townhouses. These specialised arrangements are not automatically deducted from a detached house-and-land estimate.
First Home Super Saver releases your eligible super savings, not a grant. Enter only your confirmed net release available for settlement, separately from funds already counted.
The Home Buyers Assistance Account excludes vacant land and house-and-land packages. No HBAA or expired HomeBuilder payment is included.
PAYING FOR PROGRESS
Builder claims & loan drawdowns
The five percentages total the full building price. The deposit paid now is credited against the slab invoice. Your funds contribution is used first; lender funds follow.
Adjust claim percentages and timing
Weeks are measured from site commencement. Default planning points are 2, 11, 17, 27 and 44 of a 48-week build, with handover at week 48. These are editable assumptions, not promised completion dates.

Assumptions, sources & calculation notes
Interest is calculated daily at the annual rate divided by 365, including leap years, and posted monthly. Standard-loan construction payments clear the accrued interest. Keystart uses the entered minimum and adds unpaid interest to the balance. Fees are paid separately. P&I uses a monthly amortisation formula; a term starting at settlement is reduced by elapsed construction time.
Site commencement is the later of 20 weeks after the builder deposit and six weeks after land settlement. Both periods and the 48-week build are adjustable planning assumptions requested by Travis. Ross North’s construction guide supports the stage order, but does not promise these week numbers. The selected lender and signed building contract govern claims.
Duty assumes a standard arm’s-length vacant-land transfer and separate build contract. The whole relevant land value is used even with Help to Buy. Related-party, partial-interest, foreign-buyer exemptions and other unusual transactions need an assessed duty override. Grants do not change the contract price. No tax deductions, investment returns or future refinancing are assumed.
